Woburn Sands () is a town that straddles the border between Buckinghamshire and Bedfordshire in England, and also is part of the Milton Keynes urban area. The larger part of the town is in Woburn Sands civil parish, which is in the City of Milton Keynes, Smaller parts of the town are in the neighbouring parishes of Aspley Guise and Aspley Heath (in Central Bedfordshire). The meandering boundary between Buckinghamshire and Bedfordshire means the Lower and Middle Schools that serve all of the town are both in Aspley Guise CP. Bedfordshire Police and Thames Valley Police both deal with law enforcement issues in the town. At the 2011 Census, the population of the civil parish (only) was 2,916, that of the built-up area (including much of Aspley Guise) was 5,959. Woburn Sands, Aspley Guise and Aspley Heath each has its own centre but together the three settlements are a contiguous built-up area.

It was constructed to help the Milton Keynes urban area with its rapid increase in demand for housing. The site is part of the "Eastern Expansion Area" of Milton Keynes, identified in 2004 by the then government. The district has a primary school, St Mary's C of E Primary, with space for 600 pupils. As of October 2020, the district is currently undergoing further development and construction, and is predicted to reach 2,900 homes as it grows.

Aspley Guise & Woburn Sands Golf Club is a golf club in Bedfordshire, England, situated between the village of Aspley Guise and the town of Woburn Sands (Buckinghamshire). It was originally established in 1914 as a 9-hole golf course, with a further 9 holes opened in 1974. The course is ranked as the fifth best golf course in the county by the website Top 100 Golf Courses.The course is based upon designs by Sandy Heard and is a mixture of mature parkland and heath.

Aspley Heath is a village and civil parish in the Central Bedfordshire district of Bedfordshire, England, elevated and small in population and area, mostly covered by New Wavendon Heath and a smaller mixed eponymous woodland. It was until some time after 1912 part of Aspley Guise. The Office for National Statistics records the village as part of the Woburn Sands urban subdivision of the Milton Keynes urban area. In addition to the village of Aspley Heath itself, the civil parish also includes part of the town of Woburn Sands, the rest of which is in the City of Milton Keynes in Buckinghamshire. The village borders Aspley Guise to the northeast, Woburn to the south, and the CP of Woburn Sands, to the north and northwest, which is in the City of Milton Keynes in Buckinghamshire.

Kingston District Centre is a large retail development that serves this side of the Milton Keynes urban area (its home parish and the parishes of Broughton, Milton Keynes (civil parish), Walton, Woburn Sands and Wavendon). The District Centre houses a Tesco hypermarket and other UK high street names, such as Aldi, Boots, Wilko, and other retail outlets. The centre also has a small local library, a meeting place and a separate restaurant building on the Southern ring road.
